Viewing homes is the most fun and exciting step. By having already completed Steps 1-3, viewing homes is certain to be enjoyable, easy, and a time efficient process for you. 

Helpful hints when choosing homes to view

Start with the homes best suited to you. We recommend starting with your top 10 choices. If for some reason the first 10 homes do not meet your needs, then we will do further research and choose additional homes to view.

Narrow your search by starting with homes that meet your most important needs from Step 2, and homes that are around your desired possession date.

On average you will be able to view 3-4 homes every hour. Allot about 15 minutes per viewing. We will line up these homes for you in the most logical order, so your time is best utilized. 

Choose a date and time for viewing homes, preferably when all decision makers are available. We understand it’s not always possible to have everyone there, and you may have a pre-arrangement, so please let us know your plans in advance.

Helpful hints when viewing homes

Sellers agree to leave the home for a certain amount of time enabling you to look at your leisure, however the initial viewing time is typically expected to be 15 minutes per home. It may not seem like a lot of time, but the main goal is to see if you like the home, or not, at first sight.

If you really like a particular home and want to look at it again, we can arrange a second showing and request an extended time allotment. The second showing is typical when a buyer is seriously considering buying that home.

We will provide you with our ‘tour package’. This consists of a tour sheet to make notes of the individual homes, and a detailed checklist to use when you find a home you really like.

We recommend ‘naming’ the homes so you can differentiate between them. Examples could include ‘the red door palace’, ‘the tree house’, ‘the pet house’, etc.

Only keep your top 3 homes on your list, and cross out the rest. This helps you stay focused when looking at many homes. 
 

There are two ways of looking at a home:

Aesthetically- the way it looks and feels. This is what most buyers base their purchase on, and is very important because you may be living in this home for a long time.

The construction or ‘bones’ of the home. We highly recommend you get a professional Home Inspection to ensure the home really is as good as it looks, and to give you peace of mind that there are no serious defects that will require costly repair upon possession.

Always be prepared to write an offer if you find the right home. These are some items you will need to have with you when viewing homes:
 
A cheque book for the deposit;
Your driver’s license or birth certificate. Government regulations require identification be provided with all offers to avoid fraud.
 
Very Important: If you don't find the right home on your first round of viewings, stay positive!  Sometimes you will need to go out more than once to view homes before you find the right one for you.  If steps 1-3 were completed, you will most likely find the perfect house quickly.
