You have found a home that suits your needs and you are excited to write an offer. The offer to purchase is written on a standard Real Estate Purchase Contract, which outlines the terms and conditions between you and the seller. Your situation will always be unique, so we will create the offer together, in a way that best suits you. There are generally 6 important factors to consider when making an offer:

Price - The price of the home is the item most negotiated.  This is where we discuss what you feel the home is worth and we will provide you with some recent comparable sales to ensure you don't overpay for your house.

Initial Deposit - When writing an offer, an initial deposit must be included.  We recommend 1% of the purchase price, or no less than $1,000, if possible.

Possession Date - It is crucial to communicate your desired possession date when it comes to negotiating this term.

Unattached Goods (Chattels) - Examples of chattels are: fridge, stove, dishwasher, window coverings and shed.  We will write the desired chattels into the purchase contract to ensure they accompany the property.

Real Property Report (RPR) - A Real Property Report or 'RPR' is a land survey of the property's boundaries.  The RPR must be current and up to date, including any changes or additions made to the property such as a garage or deck.

Conditions - The two most common conditions are financing and home inspections. If you are purchasing a Condominium, we will include a condition to review condominium documents. There are other conditions that may arise and can be written into the offer to meet your unique situation.
